ACCEPTANCE CRITERIA

WHO IS ELIGIBLE?

  • Personal applicants (corporate mortgages at our discretion)
  • Income currency: EUR, GBP, USD, CAD, CHF, 
  • Residents in the countries in which the currencies mentioned above apply
  • Applicants both in regular employment and self-employed;

For income generated in a currency other than EUR, GBP, USD, CAD, CHF and for citizens of countries with other currencies we suggest booking a personalized consultation to provide in-depth information about your profile and receive feedback on the possibility of taking out a mortgage in Italy.

ELIGIBLE FOR FINANCE:

Purchase of primary residence or holiday home

  1. Habitable property fully compliant with local regulations
  2. Max 60% of the purchase price
  3. Max duration: 25 years

SMALL RENOVATION OF FIRST OR HOLIDAY HOME

  1. Required: tender documents and building permits
  2. Funding for up to 50% of the final value of the property
  3. Mortgage payable in a lump sum when project is complete

ACCEPTANCE CRITERIA

  • Max DTI ration (debt to income) 35% of the monthly income net of the existing commitments (i.e., loans, rents, mortgage loans, etc.)
  • Max age: no more than 75 years on final payment of mortgages
  • MAX duration: 25 years
  • Bank account in lender bank
  • All funds needed as equity for purchase to be transferred to the account in Lender bank before the closing date
  • All documents regarding financial status of applicant to be provided as certified translation in Italian

TYPES OF MORTGAGE

  • French Amortisation Schedule (fixed instalment payments including interest and principal payment);
  • Fixed rate (Max 20 years) and variable rate
  • No penalty for early redemption with both fixed rate and variable rate mortgages
