MORTGAGE REGISTRATION FEE

  • FIRST HOME MORTGAGE: 0,25% on the mortgage amount

  • HOLIDAY HOME MORTGAGE: 2% on the mortgage amount

FIRE-EXPLOSION INSURANCE

Depending on mortgage duration, value of the real estate and appointed bank

(i. e. real estate value: 270,000.00€ – LTV>60% – Duration 25 years – Insurance costs 700.00€ one-time for the entire duration of the mortgage).

BANKING INVESTIGATION

Around 1% on the granted mortgage amount, MAX 2,000.00€ in most cases. The amount changes depending on the appointed bank.

SURVEY

From 200,00€ up to 400.00€. To be verified on luxury real estates according to the appointed bank.

BROKERAGE COSTS

Due only in case of mortgage approval, changing from 1,5% up to 4% on the amount of the granted mortgage depending on the application features, with a minimum of € 2,000.00.

Please, notice that our preliminary consultancy activities (skype/phone conversations) are free.

At the signature of the credit brokerage agreement, clients with foreign incomes/residence will be requested to pay an amount of € 500.00 (as retain fee) for the application analysis and the preliminary investigation report. This amount will finally be detracted from the agreed brokerage fee in case of positive outcome.
In any case, the client will be assisted for 2 years since the date of the “preliminary investigation report”, even if he does not sign the purchase contract immediately.

POSSIBLE ADDITIONAL COSTS

In order to sign the final deeds correctly, the client who cannot speak Italian has the right to obtain the translation of the purchase and mortgage deeds together with the connected procedures. He can request for the translation of the entire deed (most expensive alternative) or for a power of attorney appointing a subject to represent him during both the mortgage and purchase drafting (most affordable solution). Connected costs must be verified time to time.

Some banks require the income documents being translated into Italian.
