  1. Property which is habitable and in order with all the necessary permits
  2. 60% of the purchase price (MAX 70% )
  3. MAX duration: 25 years

RENOVATION OF FIRST OR HOLIDAY HOME

  1. Needed: cost estimates and building permits
  2. MAX 60% of the renovation price
  3. Mortgage disbursed in lump-sum payment or in several tranches following the works’s percentage of completion

NEW BUILDING

  1. Needed: cost estimates and building permits
  2. MAX 50% of the building costs
  3. Mortgage disbursed in several tranches according with the works’s percentage of completion

ACCEPTANCE CRITERIA

  • Max DTI ratio (debt to income): 30%
  • Max age: 75 years at the end of the mortgage duration.
  • MAX duration: 25 years
  • Opening of a bank account in the lender bank
  • Transfer of your own money aimed to pay the remaining purchase price in the Italian account before the signature of the contract.
  • Translation of the income documents (Italian). Some banks require the legalization of these papers.

MODEL OF MORTGAGES 

  • French Amortisation Plan (unvaried instalment including interests and principal payment)
  • Fixed Rate (MAX 20 years) and Variable Rate
  • NO penalty in case of early payment, for both Fixed Rate and Variable Rate mortgages
